Terms and Conditions of Service
Effective Date: [03/06/2026]
These Terms and Conditions govern all services provided by PNW Exterior Cleaning LLC (“Company,” “we,” “our,” or “us”) to the customer (“Customer,” “Client,” or “Property Owner”).
By approving an estimate, signing a proposal, or allowing work to begin, the Customer agrees to the following terms.
1. Scope of Services
PNW Exterior Cleaning provides exterior cleaning services including but not limited to:
• Roof soft washing
• Gutter cleaning
• Roof treatment and moss removal
• Shingle sealant application
• Exterior cleaning services
• Roof inspection and preventative maintenance
Service packages include:
Basic Cleaning Package
Roof Softwash + Gutter Cleaning
Clean and Prevent Package
Roof Softwash + Shingle Sealant + Gutter Cleaning
No Moss Membership Package
Roof Softwash + Shingle Sealant + Gutter Cleaning followed by enrollment in a $49/month membership with a 24-month service agreement, including:
• Roof inspection every 6 months
• Spot moss/algae treatment every 6 months if needed
• 2-year no visible moss regrowth guarantee (see Section 10)
• 10% discount on initial service
• 10% discount on additional services during membership
Exact scope will be defined in the signed estimate.
2. Access to Property
The Customer agrees to provide safe and unobstructed access to the property.
Customer must:
• Unlock gates if necessary
• Move vehicles
• Remove fragile outdoor items
• Ensure pets are secured
The Company is not responsible for delays caused by lack of access.
3. Soft Washing Chemicals
Roof cleaning utilizes professional cleaning agents including Sodium Hypochlorite and surfactants.
These solutions are widely used within the exterior cleaning industry but may affect sensitive vegetation.
PNW Exterior Cleaning will take reasonable precautions to rinse nearby plants and landscaping. However, the Customer acknowledges:
• Minor plant stress or discoloration may occur
• The Company is not liable for pre-existing plant health issues
4. Roof Condition Disclaimer
Roof cleaning reveals the true condition of the roof.
PNW Exterior Cleaning is not responsible for pre-existing issues, including but not limited to:
• Loose shingles
• Aging shingles
• Improper installation
• Pre-existing leaks
• Brittle roofing materials
Cleaning may reveal problems previously hidden by moss or debris.
The Customer acknowledges that roof cleaning does not repair roofing defects.
5. Gutter Cleaning Disclaimer
Gutter cleaning removes debris but does not repair structural gutter problems.
The Company is not responsible for:
• Loose gutters
• Improper pitch
• Existing leaks
• Rust or deterioration
• Hidden structural damage
6. Shingle Sealant Treatment
Shingle sealant treatments are designed to slow moss and algae growth.
Results depend on multiple factors including:
• Shade levels
• Tree coverage
• Roof age
• Environmental conditions
The Company does not guarantee permanent prevention of moss growth.
7. Payment Terms
Payment terms unless otherwise specified:
• Payment is due Net 7 days upon receipt of invoice
• Accepted payment methods: credit card, debit card, or ACH transfer
Invoices unpaid after 30 days will incur a 10% late fee.
Accounts unpaid after 60 days may be sent to collections.
Customer agrees to pay any reasonable costs associated with collections.
8. Weather and Scheduling
Exterior cleaning is weather dependent.
The Company reserves the right to reschedule services due to weather conditions, safety concerns, or equipment issues.
9. Property Damage Limitation
PNW Exterior Cleaning will exercise reasonable care.
However, the Customer acknowledges the inherent risks associated with exterior cleaning.
The Company shall not be liable for:
• Pre-existing property damage
• Improperly installed building materials
• Loose siding, trim, or shingles
• Faded or oxidized surfaces revealed after cleaning
Liability for any proven damage caused directly by the Company shall be limited to the cost of the service performed.
10. Moss Growth Guarantee
The 2-Year No Visible Moss Regrowth Guarantee applies only to customers enrolled in the Protection Membership Package.
Conditions:
• Membership must remain active
• Scheduled inspections must not be skipped
• Roof must not be altered by another contractor
• Downspouts and gutters must remain functional
If visible moss returns during the guarantee period, the Company will perform spot treatment at no additional charge.
This guarantee does not include full roof re-cleaning unless deemed necessary by the Company.
11. Membership Terms
Membership program terms:
• $49 per month
• Minimum 24-month commitment
• Auto-billing monthly
Membership benefits include:
• Biannual roof inspection
• Spot treatment
• Moss regrowth guarantee
• Service discounts
Membership may be cancelled at any time. However:
If cancelled before the first 6-month inspection, the 10% discount applied to the initial service will be removed and becomes due in full at the time of cancellation, along with any unpaid monthly membership fees accrued up to that point.
Membership may be transferred to a new homeowner if the property is sold.
12. Rescheduling
If the customer needs to reschedule their service appointment, it is kindly requested that they notify the Company as soon as possible in advance.
We understand that life happens and will do our best to accommodate and reschedule appointments in a timely manner.
13. Limitation of Liability
To the fullest extent permitted under Washington law:
PNW Exterior Cleaning LLC shall not be liable for indirect, incidental, or consequential damages, including:
• Interior water damage from pre-existing roof leaks
• Loss of use of property
• Landscaping loss
Total liability shall not exceed the amount paid for the service.
14. Indemnification
The Customer agrees to indemnify and hold harmless PNW Exterior Cleaning LLC from claims arising from:
• Pre-existing property conditions
• Failure to disclose roof issues
• Unsafe property conditions
15. Dispute Resolution
Any disputes arising from services shall first be addressed through good faith mediation in Pierce County, Washington.
If litigation becomes necessary, venue shall be in the courts of Pierce County.
16. Governing Law
This agreement shall be governed by the laws of Washington (U.S. state).
17. Acceptance
Approval of an estimate, digital signature, or payment constitutes acceptance of these Terms and Conditions.
